Soldotna Rezones Land For Commercial Use

The City of Soldotna received a request from Lisa Schmitter to rezone a portion of Tract A, New Morning Subdivision, KN 0740055, Section 33, T5N R10W from the Rural Residential District to the Commercial District.

 

This request was addressed by the Soldotna City Council in their February 8, 2023 Council Meeting.

 

 

The Soldotna City Council enacted an ordinance rezoning lot A-2 of the preliminary plat for the new homestead subdivision be rezoned from rural residential to commercial on the official zoning map.

 

Director of economic development and planning John Czarnezki provided a quick background;

“That plat dedicates the extension of the homestead lane right away and creates a new lot, lot A2 which is a but a .7 acre parcel adjacent to the to the new right away so in our negotiations with Ms. Schmitter. She requested that this new lot be created and included on the plat and that new lot A2 is the subject of this rezone that’s before you today. So, her land is currently zoned rural residential and as I mentioned it’s about 9 1/2 acre parcel she would like this newly created small parcel to be zoned commercial which would be consistent with most of the development along homestead lane.”

 

When asked about the consideration of the effect that the commercial construction activity would have on the Soldotna Creek by Council Member Jordan Chilson, Czarnezki explained;

“That was certainly a concern of the landowner Ms. Schmitter and she actually designed that lot so that it would most of it is or yeah about 95% of it is above the ridgeline that is above Soldotna Creek. So that there the the floodplain remains on her larger parcel and as part of her her larger parcel so she was concerned about that as are we the this Creek as you probably know does have a 50 foot setback required by the Kenai Peninsula Borough, I believe that this lot is more than 50 feet away from the the Creek itself although I haven’t measured it but I I believe that to be the case just by eyeballing what what I know the distances are here that are being proposed to extend the right away it it looks like it’s at least 50 feet away.”

 

The ordinance passed on a 6 – 0 vote.
